Terms and Conditions

1) General Conditions
We recommend that you read and comply with the general rental terms and conditions carefully, as well as the booking and payment terms and conditions. Failure to comply with these may result in the loss of the right to occupy the property, without being exempted from payment. The current rental terms concern agreements between Sara Iollo and the client. Any agreement between the client and Sara Iollo that changes, modifies or cancels these rental conditions or other information indicated in the General Conditions must be in writing in order to be valid. Any change that is not reflected in other ways and terms and in the general rental conditions, whether partial or total, will be considered invalid.

2) Number of occupants
The rented property, the building and the land belonging to it, cannot be occupied by a number of people greater than that indicated in the property details or in the booking confirmation. This number includes children, regardless of their age.

3) Prices and payment methods
The customer declares to have read and accepted the General Rental Conditions at the time of payment of the deposit. The rental cost must be paid according to the terms indicated below: Upon confirmation, the customer pays a deposit equal to 30% of the reservation amount. The remaining balance must be paid upon arrival and registration at the facility.

4) Taxes and currency
In the event of an increase in taxes and charges not dependent on Sara Iollo, she reserves the right to increase the rental price proportionally, this must be clearly documented.

5) Changes and cancellations
Cancellations made up to 30 days prior to arrival are fully refundable; cancellations made after this 30 day period are non-refundable and will result in the loss of the deposit paid by the customer.

6) Arrival procedures
Upon arrival at the reception, the guest is required to present their passport and/or identity card to the person in charge. The check-in/out times are as follows: • Check-in from 1:00 pm to 6:00 pm • Check-out by 10:00 am. A late check-in by 7:00 pm will be possible provided that the responsible staff is notified at +39 340 576 5002.

7) Deposit (deposit)
Upon arrival, the guest will receive from the reception a list of the equipment and accessories present in the apartment, this must be checked inside the apartment by the guest himself, signed and returned to the reception no later than the morning following arrival. A security deposit of €200.00 is required upon delivery of the keys (in cash). This deposit is to be considered as a guarantee that the apartment will be returned in good condition and as an advance for any extra expenses. The amount will be released or refunded upon departure, provided that the property is returned in good condition, without damage, and that the customer does not owe any other sums to the property. The customer is responsible for charges and damages even if they exceed the value blocked by the card. Accepted credit cards: VISA – MASTERCARD – AMERICAN EXPRESS.
8) Deficiencies, refunds and assistance
It is the customer’s responsibility to inform the reception immediately in the event of problems, or within 72 hours after having occupied the property and having noticed a defect. Sara Iollo will always try to satisfy special needs and to resolve any type of problem to the extent possible. Sara Iollo’s liability for compensation concerns only direct economic loss. Sara Iollo cannot be held responsible for any damage/loss resulting from a deficiency or damage/loss of a non-economic nature.
9) Customer Responsibility
The customer is responsible for treating the holiday home with respect, and is held responsible for any damage that he or anyone in his party or his pet has caused. The customer is responsible for any personal or physical damage that he or his pet causes during the rental period, including damage for which he is or may be insured. The customer has the duty to ensure that neither he nor the people accompanying him nor his pet disturb other guests and the surrounding area. In the event that the customer or one of the people accompanying him or his pet act inappropriately or unacceptably, Sara Iollo reserves the right to cancel the rental contract immediately and without notice. In this case, Sara Iollo is not required to refund the total or partial cost of the rental.

10) Owner’s Responsibility
Sara Iollo is not responsible for any changes that do not directly affect the house (for example, introduction or increase of local taxes and charges, closure of roads, shops, etc., construction of roads and buildings, damage to the environment, etc.). Likewise, Sara Iollo is not responsible for weather changes, or local laws that regulate the lack of water, etc., that may limit the enjoyment of the holiday. In the interest of future developments, Sara Iollo reserves the right to implement changes to the General Rental Conditions by previously informing customers who have already booked. Errors and omissions excluded.

12) Services included in the price
The following services are included in the stay: • LINEN (bed linen and bathroom towels) – will be provided based on the number of occupants of the apartment. It is possible to request an additional change of linen with a surcharge of €25.00 per apartment for each change. • PARKING – uncovered internal unattended parking is included in the price. WIFI – for the entire duration of the stay, the use of wifi is included in the price both inside the apartments and in the common areas USE OF THE POOL – for the entire duration of the stay, the use of the shared swimming pool is included in the price (the swimming pool will only be available in the summer months).

13) Tourist Tax
The tourist taxes of the municipality of Castiglion Fiorentino are €1 per day per person for a maximum of 7 days
